Tomlin Cottage in Holt
Tomlin Cottage is situated in the highly desirable location of Holt, an idyllic market town in North Norfolk. Our detached property is very spacious with both front and rear gardens, long driveway for ample parking and sleeps up to 6 guests. A comfortable, cosy and dog-friendly home awaits you! As we are in central Holt, a short stroll brings you to all the gorgeous independent shops, pubs and cafes and we are ideally situated for exploring the whole of North Norfolk.
Guest access
You could fit at least 5 cars on our drive, so you have no worries about parking and the whole property feels extremely private. We are just a few minutes walk from the town centre of Holt so going out for meals of an evening is wonderful as you can leave the car at home.
We have four bedrooms – two upstairs (double & twin), two downstairs (kingsize and twin), but the ones upstairs only have access to a very small WC and wash hand basin – ideal for small adults or children. Please let us know what your sleeping arrangements will be – we will happily make up all the rooms but sleeping for 6 guests.

On the ground floor we have a spacious kingsize bedroom with views over the front garden and a wall mounted smart TV. There is a further ground floor bedroom which has two single beds and double doors which open out onto the extension room.
On the ground floor there is also the main bathroom which is a very spacious bathroom with extra long and deep bath and also a double shower cubicle. This is the only bathroom in the house which is why we offer flexible sleeping areas for you to choose from but there is also another WC next to the utility room, also on the ground floor.
The ground floor also has a lovely cosy living room with wall mounted smart TV and delightful views over the front garden. A well-equipped kitchen with dishwasher, coffee machine leads on from the living room. To the rear of the property there is an extension room which is naturally bright and sunny and one of our favourite places to sit. There is then a corridor to another WC and the utility room with washing machine and tumble dryer. The utility room is deliberately left clear for you – you are welcome to bring your bikes for your stay and you can house them safely in here. Even if you don’t have bikes, it’s a very useful space for muddy boots and any outdoor equipment you want to bring, or for doggie stuff!
The utility room and the extension room both lead out to the courtyard where we have created a lovely space for you to enjoy outside dining and to take the furniture from the extension room out into the courtyard to enjoy the sun on sunny days. We also provide a charcoal BBQ and a chiminea so you can enjoy some outside ambience during your stay.
The courtyard area leads on to the rear garden – a fully enclosed garden with lots of lawn area, providing ideal space for children to play and doggies to roam. We have gardens/driveway all around the house making the whole experience feel very private.
First Floor
We have two further bedrooms on the first floor, one has a double bed in it and the second room has twin beds. Both have wardrobes and storage provided. We don’t advertise it as sleeping 8 guests because we prefer up to 6 people staying and because everyone is different – some will want the downstairs bedrooms as they are nearest the only bathroom, but you do have the use of the upstairs bedrooms too – we just ask you to let us know which rooms you’ll require in advance and we will make those beds up for you. .We may take a 7th person if you have an extra infant for example, please enquire first though – I usually respond within an hour or so.
We will add that we do actually have a WC and wash hand basin on the first floor but it is teeny tiny and in a cupboard on the landing!! We didn’t design it that way and plan to change this one day, but as it is there, you are very welcome to use it if you can fit in it 🙂 It will be ideal for children or small adults.
